Heating:
  • Heating is provided by a Peerless, oil fired, hot water baseboard system rated at 105,200 BTU.  The date of the install is unknown. The boiler is identified as model# JOTTW1OOWU - serial# JOTTW 47843-0887. The oil is stored in a modern, above ground, 275 gallon tank (Granby model 20420 manufactured March 2011) located within the basement.
    The oil heat is augmented in the kitchen by a Daikin Industries Model FTX12NMVJU heat pump.  The unit was installed in 2020. It both heats and cools the first floor.
    An Ecobee smart thermostat system controls the home. The Informative Video describes how the systems state-of-the-art functionality significantly reduces oil consumption. 
    Notably, the chimney now serves only the oil burner, and for peace of mind, a stainless steel liner is installed in it. Two faux fireplaces were crafted by a previous owner to preserve the vintage home's character in the living areas. The box imitating the fireplace's firebox in the front living area was removed by the current owner to enlarge the storage closet behind that wall. The resultant hole (in back of the TV in the imagery) was sealed with plywood. It can be restored to its previous appearance by simply replacing the plywood with a box painted black.
Hot Water:
  • Hot water is provided by an energy efficient, 50 gallon, GeoSpring electric heat pump water heater. The heater was installed in 2016.  Heat pumps have been redefining energy efficiency in water heaters. This one's EnergyGuide sticker rates it at an estimated yearly cost of only $162.
Air Conditioning:
  • Central air-conditioning is seldom needed in Brattleboro. The owner has found that window units suffice to provide a comfortable sleeping environment. The kitchen's heat pump (described in the "Heating" section above) economically keeps the cooking area cool and takes the edge off the warmest summer days on the rest of the first floor.
Electric:
  • Electric arrives through a modern, 200 amp breaker box recently installed in the basement.  
Water and Sewer:
  • The town provides water and sewer services.
    The owner replaced the coper hot and cold water supply lines in the basement with modern pex piping. The new supply system includes a manifold that allows supply to be turned off to any individual faucet, toilet, etc..
Telecommunications:
  • This Brattleboro location offers several providers to choose from for high speed internet and the full range of television entertainment options.

Water and Sewer:
  • The water and sewer bills averaged  $780 per year ($65 per month) over calendar years 2019 and 2020.
